General Policies

1. Contract of Hire
All bookings are accepted by Paradise Resorts Management and are subject to these conditions which are deemed to have been accepted in full by the hirer and all persons in the party. Once you book, all agreements of rental policy are enforced. You understand by booking your selected property online or via email, that you have agreed to follow Paradise Resorts Management Terms & Conditions. All rates are subject to change before you have officially booked & paid for your accomodation.

2. What is not included?
The prices do not include Travel/Damage or Cancellation insurance, travel, transportation, airport transfers unless it is stated in your Quotation or Booking confirmation. We strongly recommend that you contact us for any of these additional services at office@prmsite.com.

3. Deposit
A non-refundable deposit under any circumstances of 30% of the total cost is required to secure your booking. Your booking must be made by Email, Travel booking engine, PRJ website or by Telephone. Xmas & New Year is 50%  minimum non refundable deposit. (unless otherwise advised) If you’re booking is made Eight weeks or less before the hire commencement date it must be accompanied by a full 100% payment. All payments shall be made by Credit/Debit Card, PayPal, International or Local Wire Transfer or Western Union.

4. Arrival and Departure Times
The property will be available for occupation from 2.00pm local time on the day of arrival and must be vacated by 12.00pm on the day of departure. (Unless pre-arranged)

5. Directions and Local Contact Numbers
Detailed instructions for directions to the property will be sent 1 week before arrival together with the local contact telephone number of a representative working on behalf of the property owner should you have any problems whilst at the property.  

6. Final Payment
The balance will be paid at least EIGHT weeks prior to arrival. If we do not receive the balance by the eight week prior to arrival, we shall be entitled to cancel the booking without prejudice. With no refund of any funds that have been paid to date.  

5. Security Deposits
Any security deposits that have been paid will be refunded to you by either PayPal or via Bank Transfer in USD Dollars, unless otherwise agreed within 7 working days from departure.

6. Cancellations
If cancellation is prior to EIGHT WEEKS before arrival then the 30% deposit only will be forfeited. If cancellation is less than EIGHT clear weeks before departure, the full 100% is to be paid.
In the unlikely event that a property becomes unavailable due to circumstances beyond the control of Paradise Resorts Management, the hirer will be offered alternative accommodation at the same price if available or a full refund of monies paid at that time. In the event that no suitable accommodation can be offered then a full refund of monies already paid for the villa rental will be refunded. Any refund is restricted to the property hire costs and we are not liable for any cancellation or administration charges for travel arrangements, etc.

7. Responsibilities
Neither Paradise Resorts Management nor their representatives can be held responsible for any circumstances beyond their control including, but not limited to, mechanical breakdown, illness, swimming pool maintenance, emptying of swimming pool for necessary maintenance, failure of any public service supply.

8. Injury and Damage
Paradise Resorts Management acts as a booking agent on behalf of the owners of the properties we offer and, as such, your agreement is with the owner. We do not have any responsibility to compensate you for any personal injury, illness, death, loss or damage of whatever nature suffered by you, or any member of your party, during the booking period or thereafter.

9. Occupancy
Only persons named on the reservation may occupy our properties. The properties cannot be re-let or sublet to any other group/party or individual without the written approval of the owners. Under no circumstances may more than the maximum number of persons specified in the property description, or booking form, occupy the property except by prior written agreement. Animals are not permitted to stay at any of our properties.


10. Hirer’s Responsibility
The hirer is responsible for taking all reasonable care of the property and its contents including all equipment, furniture, utensils, etc.

11. Responsibilities

12. Injury and Damage
Paradise Resorts Management acts as a booking agent on behalf of the owners of the properties we offer and, as such, your agreement is with the owner. We do not have any responsibility to compensate you for any personal injury, illness, death, loss or damage of whatever nature suffered by you, or any member of your party, during the booking period or thereafter.

13. Gratuity
The staff expects gratuity when guests stay at the property - just as you would in a restaurant, etc. We believe this gives them a greater incentive to provide top quality service. Therefore we must insist that guests adhere to the following schedule:
15% Gratuity on departure of the rental rate (or more) for Low-Season Rentals
10% Gratuity of the rental rate (or more) for Peak/High-Season Rentals

14. Loss/Damage
A STANDARD REFUNDABLE SECURITY DEPOSIT OF $500 for Houses & $100 for Apartments must be paid within 8 weeks of arrival. (unless otherwise advised) This deposit is held against loss of any keys damage to the property, furnishings, excessive cleaning requirements or unnecessary call-outs. Any defects or deficiencies must be reported within 24 hours of your arrival. After this time it will be assumed that everything is in order.

15. Verification & Confirmation of Booking
Your booking is only confirmed on receipt of your deposit or full payment and confirmation will be sent to you by either email stating the total cost and due date the final balance is to be paid. If you have chosen to pay by credit/Debit card, In order to complete your reservation we request the following from the Cardholder:-

  • Scanned copy of a Government ID along with both sides of the credit card used.  
  • Signed Credit Card payment receipt.

The requested documents must be emailed to office@prmsite.com within 48HRS of receiving the documents to secure your dates at your chosen property.

16. Complaints
In the unlikely event that you have a complaint about the  property or its contents whilst on holiday, it must be reported immediately to Paradise Resorts Jamaica or its representatives who will take reasonable steps to resolve the matter on behalf and in liaison with the owner of the property. Neither, Paradise Resorts Management or their representatives shall have any liability for any complaint submitted after the completion of the hire period.
We regret we cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by ‘force majeure’. Such events may include, but are not limited to, war, threat of war, civil commotion or strife, hostilities, strikes or other industrial disputes, natural disasters, fire, acts of God, terrorist activities, quarantine, epidemics, weather conditions, government action or other events outside our control.

17. Law and Jurisdiction
Paradise Resorts Management acts solely as an intermediary booking agent on behalf of the property owners. The rental contract is ultimately between the property owner and the hirer. Any disputes arising from the hire of the property will be resolved between the hirer and the owner This agreement shall be governed by the laws of Jamaica to which both parties expressly submit & once we have received a deposit & sent out a booking confirmation that automatically means that you have accepted the Terms & Conditions outlined on our website. 

We do not store credit card details nor do we share customer details with any 3rd parties
